Home Inspection
What Is A Home Inspection?
An inspection is essentially a “visual snapshot” of a home’s condition as it exists at the time of the inspection, and that condition is described in a comprehensive written report.
An inspection consists of a non-invasive physical examination of a home’s systems, structures and components intended to identify material defects that exist at the time of the inspection. The heating and cooling equipment is activated along with operating plumbing fixtures, testing accessible electrical outlets and fixtures, and operating a representative sampling of doors and windows. A visual inspection of the roof, crawl spaces, walls and drainage adjacent to the home are included.

An inspection is a visual examination of the structure and systems of a building. If you are thinking of buying a home, condominium, mobile home, or commercial building, you should have it thoroughly inspected by an experienced and impartial professional home inspector.

1.1 Course Information:
There are three types of courses:
- Real Estate Pre-license: For individuals that need to take to obtain a Real Estate license.
- Real Estate Post-License (SAE in Texas): Special requirements that some states have for a licensee’s first renewal
- Real Estate Continuing Education (also called CE, or MCE in Texas): For individuals that need to continue practicing and renew their license.
360Training, Inc. provides these courses in the following formats:
- Online courses: The entire course material including tests and quizzes are available on the websites.
- Correspondence courses: The student reads the material in the books/cds and takes the final exam on the website. (Refer to Appendix A for a list of resellers who use physical/non-virtual material.
- PDF courses: Newly launched product (currently available @ www.agentcampus.com, www.schoolestate.com) that is a similar concept to correspondence courses.
Currently, 360Training, Inc. only provides Pre-License courses for Texas, Illinois, Georgia, California, Michigan, Florida, Virginia, and Washington.
1.2 Certificate/Affidavits Processing/Reporting Hours:
In most cases students are allowed to print their certificates of course completion from the websites that they took the course. 360Training can also email or fax these certificates to the student if requested. Students need to make sure that they are using Adobe Acrobat Reader (version 6.0 or greater) to view and print these certificates. Different states have different requirements, however, the most popular one remains Texas.
Texas Pre-License courses: Students can print the certificates and forward them to Texas Real Estate Commission (TREC)
Texas CE Courses: all courses have a provider who will be responsible to reporting the student’s credit hours to TREC. The student needs to fax us the completed affidavits and the Austin CS Department electronically notifies TREC about course completion. It is imperative to understand that 360Training only processes information for students/schools for which we are the “providers”. **notice the provider name on the TREC form**. If a different provider name is listed on the form, then the student needs to contact the associated provider with any post-completion questions.
This is step-by-step of how the reporting of hours works:
- Receive completed fax with correct information from student
- Determine the VU the course was taken with.
- Login to LMS and process the certificates for the students.
- Electronically report the hours to TREC.
- Approximate time for information to reflect in TREC’s database = 30 days.
To check if a student’s hours have been reported to TREC, please go to the following website: http://www.trec.state.tx.us/licenseeLookup/search.aspx

Enter the Texas Real Estate License Number (available from tech page or from the student) and click “Submit”. The next screen will display a history of all hours that have been reported for the student by all providers they have taken courses with.
//**At times, some websites have the just one certificate for all courses. Such certificates are also available on the “Help” page of the Virtual University/VU.
1.3 Refund Policy: A student has a period of 3 days from the date of registration to request for a refund. Any students calling for refunds or course swapping for School estate are supposed to be directed back to the school.
STATE REQUIREMENTS
2.1 TEXAS.
Real Estate Pre-license Courses (Texas):
Starting with the Pre-License courses, Texas is the most popular state being handled by 360Training, Inc. Following are the state requirements for obtaining a real estate license in the state of Texas
- To be eligible to apply for a real estate Salesperson License, an individual must be a citizen of the United States or a lawfully admitted alien, eighteen (18) years of age or older and a legal resident of Texas.
- To be eligible to apply for a real estate Salesperson License an individual must furnish the Texas Real Estate Commission (TREC) satisfactory evidence of successfully completing the following education.
- Principles of Real Estate “Core” real estate course. (60 hrs)
Principles of Real Estate I
Principles of Real Estate II
- Law of Agency “Core” real estate course. (30 hrs)
- Law of Contracts “Core” real estate course. (30 hrs)
- An additional 90 hours in “Core” or “Related” courses.
Evidence of successful completion shall be presented via credit transcript or certificate PRIOR TO filling a Salesperson License Application form. DO NOT submit original transcripts and/or course completion certificates. Keep the originals for your personal files and send photocopies to the Commission.
The requirement for pre license courses is 210 hours. If you have college credit you may use up to 5 courses to count for up to 60 hours of credit. Please check this link to see if your college credit qualifies:

What is the MyCAA program?
The Military Spouse Career Advancement Accounts (MyCAA) program is the Department of Defense’s (DoD) employment assistance program for military spouses of active duty service members.

Who Is Eligible: Spouses of DoD Active Duty members and activated members of the National Guard and Reserve Components are eligible. The period of eligibility for spouses of Guard and Reserve members is from the date of the Alert or Warning Order for Military Recall or Mobilization, through activation and deployment until 180 days from De-Mobilization.
Military spouses who are legally separated under court order or statute are ineligible. Spouses who are Active Duty or activated Guard or Reserve members themselves are ineligible. Title 10 U.S. Code, Sec. 1784a does not allow MyCAA to provide FA to Coast Guard spouses or spouses of service members Killed in Action (KIA).

SAE:
All active AND inactive salespersons, who are under the Salesperson Annual Education (SAE) requirement, must show evidence of having completed a minimum of 30 hours in Core or Related real estate education each year or until a total of 270 hours have been completed. Effective January 1, 2002 at least 210 hours of the 270 must be in core real estate, and the other 60 hours may be in Related. Evidence of successful completion must be received on or before the renewal filing deadline. If this document is not received on time, the license will expire.
For SAE credit you MUST take a 30 hour course. You CAN NOT combine courses with less than 30 hours to achieve a total of 30 hours. You MUST take a single course that is 30 hours in length.
Real Estate Continuing Education Courses (Texas):
To renew an active salesperson license that is NOT subject to the annual renewals (SAE courses) required by the Texas Real Estate License Act or to renew an active real estate broker license, the licensee must provide the commission proof of attendance of at least 15 classroom hours of continuing education courses approved by the commission during the term of the current license. At least 6 hours of the 15 must be in acceptable legal topics approved by the Texas Real Estate Commission.
As a condition of returning to active status, an inactive salesperson whose license is not subject to the annual education requirements of the Texas Real Estate License Act (SAE hours) must provide the commission with proof of attendance of at least 15 hours of continuing education with at least 6 hours of legal topics during the two-year period preceding the filing of the application.
To satisfy Texas Real Estate Commission requirements for MCE, you must complete ALL 5 MCE courses (for a total of 15 hours) with a minimum of 6 hours legal i.e. (3 hours of TREC Ethics and 3 Hours of TREC Legal)
These 5 courses include: Code of Ethics, RE Finance, Fair Housing, Environmental Hazards, and Asset Management.
Please note: Any student can’t repeat a course within a 3 year time period.
Texas Mortgage Continuing Education:
State Requirements
You must have 15 hours of Continuing Education. 8 hours of required training and 7 hours elective courses.
- May be delivered in classroom, classroom-equivalent, correspondence, online, or seminar settings.
- Fulfills license renewal educational requirements established in the Mortgage Broker License Act, §156.208(a)(3)(A) for mortgage brokers and §156.208(b)(3)(A) for loan officers. The Act requires a licensee to have attended, during the term of the current license, 15 hours of Commissioner-approved continuing education courses unless the licensee maintains an active license in other specific professional fields.
A renewing licensee must select courses approved as core for at least eight hours of the required training while the remaining seven hours may come from the continuing education courses to fulfill their requirements for licensure renewal.
2.2 ILLINOIS
Real Estate Pre-License Courses (Illinois):
Salesperson –
Before you can take the Illinois salesperson exam, you must complete the 45 Hour Real Estate Transactions course.
Broker –
Broker applicants are required to complete 120 hours of approved course work, 45 hours of which shall be the 45 hours required to obtain a salesperson’s license, 15 hours of Advanced Principles, 15 hours of Brokerage Administration, 15 hours of Contracts and Conveyances, and two 15 hour approved Elective courses.
Illinois applicants with a valid sales license are required to complete an additional 75 hours of approved course work.
Illinois applicants who are currently admitted to practice law by the Illinois Supreme Court and currently in active standing are exempt from the educational requirements and applicants with a Bachelors or Masters Degree in accounting, business, law, finance or real estate may be exempt from the educational requirements. How many hours of continuing education hours do I have to take?
To renew your license, you must complete 12 credit hours of continuing education every two years.

Are there any courses that are required?
Yes. You must take CORE A License Law & Escrow and CORE B Agency/Fair Housing. Each course is 3 hours for a total of 6 hours. The remaining 6 hours are electives.
What is required to complete the course?
To complete a continuing education course, you must score 70% or more on a proctored final exam. The proctor can be selected by you and is a disinterested 3rd party that is not related to you by blood, marriage, or any other relationship, which would negatively influence them from properly administering tests. In addition, the proctor can NOT be another Illinois Real Estate licensee.
What if I don’t pass the final examination?
If you don’t pass the final examination on your first attempt, you can retake the exam one more time, but on a different day.
I got my license last year; do I need continuing Education?
Salesperson licensees who have held their license for less than 1 year prior to the expiration date are exempt from continuing education on their first renewal.
Salesperson licensees who are renewing their license for the first time and have had their license for more than 12 months must complete 6 hours of core/mandatory continuing education prior to renewal.
Broker licensees who did not hold a sales license prior to obtaining their broker license follow the same rules for salespeople as stated above.
2.3 ARIZONA
Real Estate Continuing Education Courses (Arizona):
- Complete 24 hours of state approved courses every 2 years,
- These courses must include 18 hours of Mandatory courses including:
- Commissioners Standards,
- Contract Law,
- Fair Housing,
- Disclosures,
- Real Estate Legal Issues, and
- Agency Law.
- The other 6 hours are elective courses
- If you are a Designated or Self-Employed Broker, you are required to attend a Broker Management Clinic with every two year renewal. This will satisfy the Commissioner Standards requirement.
2.4 COLORADO
Real Estate Continuing Education Courses (Colorado):
- The total CE requirement is 24 clock hours every 3 years.
Beginning on January 1st, 2003, the 8-hour Mandatory Course will no longer be a requirement for continuing education. Effective the same date, The Commission Update Course must be taken each year by brokers licensed in the state of Colorado. This course will change content on a regular basis to reflect legislative changes and current issues that affect the Colorado broker community.
Brokers will still be required to complete a total of 24 hours of continuing education within their three-year license period. These 24 hours must consist of nine (9) Commission Update Course hours and fifteen (15) hours of elective credits. As has been the case in the past, brokers can opt to take the state exam or the Broker Administration Course (one time) in lieu of the continuing education requirements.

2.5 LOUISIANA
Real Estate Continuing Education Courses (Louisiana):
By law, all real estate licensees holding Active licenses must complete eight (8) hours of approved continuing education course work each year to be eligible to renew for the next year. Real estate licensees holding Inactive licenses are subject to specific continuing education requirements prior to returning to Active license status based on the number of years of inactive licensure. Additional information concerning continuing education for inactive licensees may be obtained by calling the LREC at (225) 765-0191.
2.6 NEW YORK
Real Estate Continuing Education Courses (New York):
How many hours of continuing education hours do I have to take?
To renew your license, you must complete 22.5 credit hours of continuing education every two years from the date your license was received.
Are there any courses that are required?
No, there are no specific courses that are required.
What is required to complete the course?
To receive credit for a continuing education course, you must review all of the course content.
***Attention Student***
The New York Department of Licensing Services requires education providers to issue course credit to students who complete the online course within the state-mandated time period. This means, to complete the course you must sit for the required number of hours; for example, to receive credit for a three-hour course, you must literally sit for three hours of instruction.
Before beginning the course, please note:
1. Timing Clock: Each lesson is timed. To complete a lesson, you must sit until the clock displays 0:00. If you close the browser, log out of the course player (browser with I Course Player 2.1.8 in top left corner), or leave your computer idle for longer than 10 minutes, THE TIMER WILL RESET. If this happens, then you must return to the BEGINNING OF THE LESSON and the TIME WILL BE RESET. (Suggestion: If you log out, please do so after you complete a lesson or before you begin a lesson.)
2. Idle Timer: The course player detects activity. If you leave the course player idle for 10 minutes, then you WILL BE LOGGED OUT OF THE LESSON. If this happens, then you must return to BEGINNING OF THE LESSON and the TIME WILL BE RESET. You MUST hit the GREEN PLAY BUTTON, to prevent triggering the idle timer.
2.7 OKLAHOMA
Real Estate Continuing Education Requirements (Oklahoma):
Provisional Sales Associate – A provisional sales associate (PSA) is an entry level licensee, which is under the supervision of a real estate broker. A PSA can not enter into contractual agreements with a customer or client in his or her own name, but must enter into such agreement for and in the name of their sponsoring broker. In order to apply for a PSA license, a person must be of good moral character, eighteen (18) years of age or older, and submit evidence to the Commission of successful completion of Part I of ninety (90) clock hours of basic real estate instruction in a course that is approved by the Commission.
Upon passing the state examination and obtaining a PSA license from the Commission, the PSA has a Part II post-license education requirement of forty-five (45) clock hours that must be completed within the first year of obtaining a license. The Commission has identified core subject matter that qualifies to meet this requirement; and also approves other subject matter totaling forty-five (45) clock hours or more, as long as it is real estate related and is approved by the Commission. Once a PSA has completed Part II of the course requirement and has provided the Commission with evidence of such completion, at the end of their one-year license term their license will be issued as a sales associate (SA) license (upon submission of the appropriate form and fees.)
Sales Associate – A sales associate (SA) license is the same as a provisional sales associate (PSA) license except: 1) the sales associate no longer has a forty-five (45) clock hour Part II post-license education requirement, but rather has a twenty-one (21) clock hour continuing education requirement each active license term; and 2) the sales associate license is a three-year renewable license, as opposed to the provisional sales license which is only a one-year license.
In order to obtain a SA type of license, a person must be of good moral character, eighteen (18) years of age or older, and submit evidence to the Commission of successful completion of ninety (90) clock hours of basic real estate instruction in a course that is approved by the Commission.
Upon passing the state examination a sales associate must work under the sponsorship of a real estate broker. A sales associate cannot enter into contractual agreements with a customer or client in his or her own name but must enter into such agreement for and in the name of their sponsoring broker.
Broker – A broker license allows a person to do business as a firm and sponsor licensed associates (provisional sales associates, sales associates or broker associates.) The broker will be responsible for activities of their associates. In order for an applicant to apply for a broker license, the applicant must be of good moral character, possess two (2) years of active experience, or its equivalent, as a PSA or SA within the past five (5) years, and submit evidence of successful completion of ninety (90) clock hours of advanced real estate instruction in a course that is approved by the Commission.
A broker applicant may request the two years experience to be waived but no education course content may be waived. The broker applicant must show proof of successful completion in the basic, provisional post-license (or its equivalent) and advanced course of study prior to qualifying for the broker examination. Upon request from the Commission, an applicant may attempt to qualify for the two (2) year waiver and must submit all documentation as required by the Commission to verify the waiver. Upon passing the state examination, a broker has the option of applying for a license as a broker associate, proprietor broker, managing broker for a corporation or association, or as a broker partner of a partnership.
2.8 SOUTH CARLOINA
Real Estate Continuing Education Courses (South Carolina):
Real Estate Licensees are required to obtain eight hours of continuing education every two years. The eight hours shall include a minimum of two hours of instruction in current federal and state laws affecting brokers and salesmen (core courses).
SECTION 40-57-130. Conditions of renewal of license; continuing education; exemptions.
(A) As a condition of active license renewal, a broker or salesman shall provide proof of satisfactory completion biennially of eight hours of continuing education in courses approved by the department and taught by instructors approved by the department. The eight hours shall include a minimum of two hours of instruction in current federal and state law affecting brokers and salesmen.
(B) The following are exempt from the biennial continuing education required by subsection (A):
(1) A broker or salesman who successfully completes a post-licensing course is exempt for the period during which the course was taken;
(2) A broker or salesman while on inactive status; however, the eight-hour requirement must be completed and proof submitted with an application to return to active status;
(3) Instructors of approved courses if they request in writing continuing education credit for time spent teaching or developing approved continuing education courses;
(4) A nonresident broker or salesman who has successfully satisfied the continuing education requirements of the jurisdiction of residence;
(5) A broker or salesman upon reaching the age of sixty-five years with a minimum of twenty-five years of licensure.
(C) Brokers or salesmen taking more than the required number of hours during a two-year period may not carry forward any excess hours to another renewal period.
(D) A broker or salesman who fails to complete the continuing education requirements required by this section by the date of license renewal may renew by submitting applicable fees but must immediately be placed on inactive status and may not engage in the practice of real estate while on inactive status. The license may be reactivated upon proof of completion of required continuing education and payment of applicable fees.
2.9 WASHINGTON
Real Estate Continuing Education Courses (Washington):
All active real estate licensees in Washington must fulfill continuing education requirements every two years in order to remain licensed. Here’s a brief recap of Washington license renewal and continuing education requirements.
First renewal: To renew your license for the first time, you must have completed at least 60 hours of real estate courses approved by the Department of Licensing, including a 30-hour Real Estate Practices course and a three-hour Core Curriculum course. (Note: the more extensive first renewal requirements set forth in the 2010 license law do not apply to those who obtained their license prior to July 1, 2010.)
Subsequent renewals: For each subsequent renewal, you must have completed at least 30 hours of approved real estate courses, including the three-hour Core Curriculum course.
First renewal after June 30, 2010: If you were licensed before July 1, 2010, in addition to the renewal requirements listed above, you must also complete a 3-hour Transition Course before renewing your license for the first time on or after July 1, 2010. (You need to take this course only once; it is not required for subsequent renewals.)
Real Estate Broker’s License Requirments (Washington):

3.0 TENNESSEE
AFFILIATE BROKER LICENSURE
Beginning Jan. 1, 2005, a 60-hour Pre-License Principles course and 30-hour Course for New Affiliates must be passed prior to licensure as an affiliate broker.
Affiliate Broker Continuing Education Requirements
NOTE: There are different requirements for affiliate brokers based on the date the affiliate broker’s license was issued. Check your license issuance date to be sure that you meet the correct education requirement for license renewal.
- Affiliate Brokers licensed between July 1, 1980 and Dec. 31, 2004 are required to complete 16 hours of approved continuing education between Nov. 2, 2004 and Nov. 1, 2006 to renew their licenses.
- Affiliate Brokers licensed between Jan. 1, 2005 and June 30, 2005 are not required to complete continuing education until their subsequent licensing period.
- Affiliate Brokers licensed on or after July 1, 2005 are required to complete 16 hours of approved continuing education in their first and all subsequent licensing periods.
All affiliate brokers needing continuing education must take the TREC CORE 05/06 (a specific four-hour course which is approved for both classroom and home study delivery), and at least 12 hours of elective education.

Continuing Education Requirements
Salespersons Renewing for the First Time
Real estate salespersons who were licensed prior to 10/1/2007, and are renewing an original license for the first time, must complete five separate three-hour DRE-approved continuing education courses in Ethics, Agency, Trust Fund Handling, Fair Housing and Risk Management.
Those licensees who were licensed on or after 10/1/2007, and were required to have all three statutory/pre-licenses courses (RE Principles, RE Practice, and one additional course), must complete 45 clock hours of DRE-approved continuing education consisting of:
- Five separate three-hour courses in the following subjects: Ethics, Agency, Trust Fund Handling, Fair Housing, and Risk Management;
- A minimum of 18 clock hours of consumer protection courses; and
- The remaining clock hours required to complete the 45 hours of continuing education may be related to either consumer service or consumer protection courses.
Brokers Renewing for the First Time
Real estate brokers renewing an original license for the first time must complete 45 clock hours of DRE-approved continuing education consisting of:
- Five separate three-hour courses in the following subjects: Ethics, Agency, Trust Fund Handling, Fair Housing, and Risk Management;
- A minimum of 18 clock hours of consumer protection courses; and
- The remaining clock hours required to complete the 45 hours of continuing education may be related to either consumer service or consumer protection courses.
Salespersons and Brokers – Second & Subsequent Renewals
For subsequent renewals, all real estate brokers and salespersons must complete 45 clock hours of DRE-approved continuing education consisting of:
- Either 12 hours of continuing education courses in the following subjects: (Ethics, Agency, Trust Fund Handling, and Fair Housing) OR one six-hour course that covers the four mandatory subjects (Ethics, Agency, Trust Fund Handling, and Fair Housing);
- One three-hour course in Risk Management; and
- At least 18 clock hours of consumer protection courses; and
- The remaining clock hours required to complete the 45 hours of continuing education may be related to either consumer service or consumer protection courses.
3.2 GEORGIA
Real Estate Continuing Education Courses (Georgia):
All active licensees licensed after January 1, 1980, must complete at least 24 hours of approved continuing education course work during each four year renewal period. Note : Salespersons who complete the 25 hour post license course in their first year of licensure may count that course as meeting only 6 hours of the CE requirement for the first renewal period.
In the succeeding 3 years of their first renewal period, such salespersons must complete an additional 18 hours of CE courses in order to renew their licenses. (Georgia Real Estate License Law and Rules and Regulations, Chapter 520-2-.07(7).)
Salespersons and Brokers renew their license every 4 years in the month of their birth.
1.3 NEVADA
Real Estate Pre-Licensing Courses (Nevada):
Salesperson:
1. Proof of pre-licensing education by transcripts, certificates, or licensing history.
a) 45 hours or 3 college credits Real Estate Principles.
b) 45 hours or 3 college credits Real Estate Law (must include 18 hours Nevada law).
2. Pre-licensing education from another state may be accepted.

a) For every 2 years of real estate licensed experience, Nevada will allow 16 college credits towards all education with the exception of 45 hours Broker Management and 18 hours Nevada real estate law.
b) Must show proof that experience was:

Real Estate Continuing Education Courses (Nevada):
Original Real estate licenses are valid for a one year period ending the last day of the month during which you obtained your license. Each renewal thereafter is for a 2 year period. There is no grace period for renewal.
Renewal notices are sent as a courtesy approximately six weeks prior to expiration. Renewal education requirements are the same for a sales, broker-sales, and broker licenses.

3.4 MINNESOTA
Real Estate Continuing Education Courses (Minnesota):
All real estate salespersons and all real estate brokers shall be required to successfully complete 30 hours of real estate continuing education, either as a student or a lecturer, in courses of study approved by the commissioner, during the initial license period and during each succeeding 24-month license period. At least 15 of the 30 credit hours must be completed during the first 12 months of the 24-month licensing period. Licensees may not claim credit for continuing education not actually completed as of the date their report of continuing education compliance is filed.
As part of the continuing education requirements of this section, the commissioner shall require that all real estate brokers and salespersons receive (1) at least one hour of training during each license period in courses in laws or regulations on agency representation and disclosure; and (2) at least one hour of training during each license period in courses in state and federal fair housing laws, regulations, and rules, other antidiscrimination laws, or courses designed to help licensees to meet the housing needs of immigrant and other underserved populations. Clauses (1) and (2) do not apply to real estate salespersons and real estate brokers engaged solely in the commercial real estate business who file with the commissioner a verification of this status.
3.5 COLORADO
Real Estate Continuing Education Courses (Colorado):
Pursuant to the recent legislative changes in House Bill 08-1212 including Colorado Revised Statutes 12-61-110.5, effective April 17, 2008, licensees are now required to complete 12 hours of the mandatory 4-Hour Annual Commission Update Course prior to applying to renew an active license, activate an inactive license or reinstate an expired license to active status. Licensees must complete 12 hours of the 4-Hour Annual Commission Update Course during the three-year renewal cycle under the following circumstances:
1) A real estate broker’s license expires on April 17, 2008. The licensee must complete 12 hours of the update course by their anniversary date April 17, 2011.
2) When a real estate broker’s license expires after April 17, 2008, the licensee must complete 12 hours of the 4 hour mandatory update course during the licensee’s new three-year renewal cycle.
The remaining licensees who, as of April 17, 2008, are in a partial three year renewal cycle must complete only 8 hours of the 4-Hour Annual Commission Update Course prior to applying to renew an active license, activate an inactive license or reinstate an expired license to active status. However, once the license is renewed, the licensee must complete 12 hours of the update course during the new three-year renewal cycle. Please note: The 4-Hour Annual Commission Update Course is not the Mandatory Ethics Course that is often offered by the local Board of Realtor Associations. The Mandatory Ethics Course receives elective credits, not credit toward the 4-Hour Annual Commission Update Course.

3.7 FLORIDA
Real Estate Per-License Course (Florida):
Any active member in good standing with the Florida Bar who is otherwise qualified under the real estate license law is exempt from the FREC prescribed prerequisite educational course for licensure as a real estate sales associate.
An applicant must be at least 18 years old, hold a high school diploma (more detailed information is available in Chapter 475.17, Florida Statutes), and fulfill the following:
Real Estate Associate
Successfully complete a FREC-approved pre-licensing course for sales associates (Course I) consisting of 63 classroom-hours and covering the topics required by the FREC. The course is valid for licensure purposes for two years after the course completion date. Licensees with a permanent physical disability as defined by FREC Rule 61J2-3.013(2) may qualify for a correspondence pre-licensing course if unable, due to a permanent physical disability, to attend the site where the course is conducted.
Submit a completed Application, fingerprint card, and appropriate fee (may submit this package prior to completing Step 1).
Pass the Florida Real Estate Sales Associate examination with a grade of at least 75 or pass the Florida Real Estate Law Examination with a grade of at least 30.
Note – Florida has entered into a Mutual Recognition agreement with the following 10 states: Alabama, Arkansas, Colorado, Georgia, Indiana, Kentucky, Mississippi, Nebraska, Oklahoma, and Tennessee. See the Mutual Recognition page for specific requirements.
Submit a completed RE 2050-1 form to activate the license, otherwise the license is issued in an inactive status. If you want to immediately begin working as a real estate sales associate, submit the completed RE 2050-1 form at the examination site. Otherwise, submit the RE 2050-1 form to the Division of Real Estate.
Whether holding an active or inactive license, successfully complete a FREC-approved post-licensing course for sales associate consisting of at least 45 classroom-hours, prior to the expiration of the initial sales associate license.
Real Estate Broker
Hold an active real estate sales associate license and complete 12 months real estate experience during the 5 year period preceding becoming licensed as a broker or a licensed real estate sales associate or broker who has real estate experience in another state may apply the experience toward a Florida real estate broker license if the applicant has held an active sales associate or a current and valid broker license for at least 12 months during the preceding 5 years. If one is claiming experience from a jurisdiction other than Florida, attach to the application a current certification of real estate license history (not more than one year old) from the licensing agency of that jurisdiction. The real estate license must have been obtained from the real estate licensing authority by completing its education and examination requirements. NOTE: If the applicant holds a Florida real estate sales associate license (s)he must fulfill the sales associate post-licensing education requirement before being eligible to obtain a broker license. This method does not exempt a sales associate who holds a Florida sales associate license from successfully completing the sales associate post-licensing course.
Successfully complete a FREC approved pre-licensing course for brokers (Course II) consisting of 72 classroom hours and covering the topics required by the FREC. The course is valid for licensure purposes for two years after the course completion date. Applicants with a permanent physical disability as defined by FREC Rule 61J2-3.013(2) may qualify for a correspondence pre-licensing course if unable, due to a permanent physical disability, to attend the site where the course is conducted.

Real Estate School Instructor
“School instructor” means an individual who instructs persons in the classroom in noncredit college courses in a college, university, or community college, or courses in an area technical center or proprietary real estate school. Where the course or courses to be taught are prescribed by the FREC precedent to licensure or renewal as a real estate sales associate or broker, the applicant must certify their competency and obtain an instructor permit by meeting one of the following requirements:
Hold a bachelor’s degree in a business-related subject (such as real estate, finance, accounting, business administration, or its equivalent) and hold a valid broker’s license in this state.
Hold a bachelor’s degree, have extensive real estate experience (as defined by rule) and hold a valid broker’s license in this state.
Pass an Instructor Examination approved by the FREC.
Submit a completed application to register as a Real Estate Instructor for a real estate school.
The continuing education requirement for a real estate instructor is a minimum of 7 classroom hours of instruction in real estate subjects or instructional techniques as prescribed by the FREC (Chapter 61J2-3.011, Florida Administrative Code).

Real Estate Continuing Education Courses (Florida):
1) The department shall renew a license upon receipt of the renewal application and fee. The renewal application for an active license as broker, broker-salesperson, or salesperson shall include proof satisfactory to the commission that the licensee has, since the issuance or renewal of her or his current license, satisfactorily completed at least 14 classroom hours of 50 minutes each of a continuing education course during each biennium, as prescribed by the commission. The commission may accept as a substitute for such continuing education course, on a classroom-hour-for-classroom-hour basis, any satisfactorily completed education course that the commission finds is adequate to educate licensees within the intent of this section. However, the commission may not require, for the purpose of satisfactorily completing an approved correspondence course, a written examination that is to be taken at a centralized location and is to be monitored.
(2) The department shall adopt rules establishing a procedure for the renewal of licenses at least every 4 years.
3.8 MISSISSIPPI
Real Estate Continuing Education Courses (Mississippi):
- Complete 16 hours of state approved courses every 2 years.
- These courses must include 8 hours of Mandatory courses including:

- The other 8 hours are elective courses.
- Sales agents renew every December 31st on odd years.

3.9 NEBRASKA
Real Estate Continuing Education Courses (Nebraska):
State Requirements
Licensees are required to complete 12 clock hours of continuing education every two years. Of these 12 hours, at least “3″ hours must be in designated subject matter. These courses are indicated with the letter “R” in the four-digit course content number that is assigned to the course.
Continuing Education Credit will not be granted when activities or substantial activity content is duplicated within 4 years. However, “R” courses are an exception to this rule and may be duplicated in subsequent continuing education periods but NOT in the same continuing education period. The course content number is used to determine duplication of content between courses.
1.0 NORTH CAROLINA
Real Estate Continuing Education Courses (Noth Corolina):
1) You must complete eight (8) classroom hours per year of continuing education (CE) in order to renew your license on active status.
* Four (4) of the required CE credit hours must be obtained by completing the Real Estate Update course prescribed by the Commission. The subject matter of this course will be changed by the Commission from year to year.
* The remaining four (4) CE credit hours may be obtained by taking an elective course(s) approved by the Commission. Elective courses may address a wide variety of real estate topics.
1.1 VIRGINIA
Real Estate Continuing Education Courses (Virginia):
Salespersons to whom active licenses have been issued by the Board shall be required to satisfactorily complete courses of not less than 16 hours of classroom or correspondence or other distance learning instruction during each licensing term. Of the total 16 hours, the curriculum shall include: (a) A minimum of
eight required hours to include at least three hours of ethics and standards of conduct, two hours of fair housing, and the remaining three hours of legal updates and emerging trends, real estate agency, and real estate contracts; and (b) eight hours of general elective courses as are approved by the Board.
(Effective July 1, 2008) Brokers to whom active licenses have been issued by the Board shall be required to satisfactorily complete courses of not less than 24 hours of classroom or correspondence or other distance learning instruction during each licensing term. Of the total 24 hours, the curriculum shall include:
(a) a minimum of eight required hours to include at least three hours of ethics and standards of conduct, two hours of fair housing, and the remaining three hours of legal updates and emerging trends, real estate agency, and real estate contracts; (b) a minimum of eight hours of courses relating to supervision and
management of real estate agents and the management of real estate brokerage firms as are approved by the Board; and (c) eight hours of general elective courses as are approved by the Board.
Every applicant for relicensure as an active salesperson or broker shall complete the continuing education requirements prior to each renewal or reinstatement of their license. The continuing education requirement shall also apply to inactive licensees who make application for an active license. Notwithstanding this requirement, military personnel called to active duty in the armed forces of the United States
may complete the required continuing education within six months of their release from active duty.
1.2 PENNSYLVANIA
Real Estate License Requirements (Pennsylvania):
In order to obtain and maintain a real estate license in Pennsylvania you must complete a total of 60 hours of course work. Every potential licensee must take the required Pennsylvania Fundamentals (30 hours) as the foundation course, followed by the Pennsylvania Practices (30 hours) for a total of 60 credit or course hours.
Real Estate Continuing Education:
A broker or salesperson who desires to renew a current license shall, as a condition precedent to renewal, complete 14 hours of commission-approved continuing education during the preceding license period. The continuing education must be completed by the May 31 deadline.
1.3 OHIO
Real Estate Continuing Education (Ohio):
30 hours of continuing education is due every three years from the licensee’s birth date. These credit hours include three state required courses in Ethics, Core Law and Civil Rights, totaling 9 of the 30 hours. The remaining 21 credit hours are student electives comprised of the Ohio Division of Real Estate approved courses.
1.4 NEW MEXICO
Real Estate Continuing Education (New Mexico):
New Mexico Real Estate Professionals are required to take 30 continuing education hours every 36 months including the 8-hour NMREC Mandatory Core Course. All of the courses have been approved under the Education Category.
Limitations:
New Mexico 8-hour Core Course cannot be taken online. All other courses may be taken online.
1.5 MISSOURI
Real Estate License (Missouri):
New MO Salesperson or Brokers licenses must complete the “Missouri Real Estate Practices” course prior to the first renewal, which always occurs Sept. 30 of even numbered years for Salesperson and June 30 of even numbered years for Brokers.
Missouri Law states that you may only complete maximum of 6 hours of Continuing Education courses in one day. To receive credit, you will be required to take and pass a final exam online with a minimum score of 75%.

Real Estate Licensees are required to obtain eight hours of continuing education every two years. The eight hours shall include a minimum of two hours of instruction in current federal and state laws affecting brokers and salesmen (core courses).
SECTION 40-57-130. Conditions of renewal of license; continuing education; exemptions.
(A) As a condition of active license renewal, a broker or salesman shall provide proof of satisfactory completion biennially of eight hours of continuing education in courses approved by the department and taught by instructors approved by the department. The eight hours shall include a minimum of two hours of instruction in current federal and state law affecting brokers and salesmen.
(B) The following are exempt from the biennial continuing education required by subsection (A):
(1) a broker or salesman who successfully completes a post-licensing course is exempt for the period during which the course was taken;
(2) a broker or salesman while on inactive status; however, the eight-hour requirement must be completed and proof submitted with an application to return to active status;
(3) instructors of approved courses if they request in writing continuing education credit for time spent teaching or developing approved continuing education courses;
(4) a nonresident broker or salesman who has successfully satisfied the continuing education requirements of the jurisdiction of residence;
(5) a broker or salesman upon reaching the age of sixty-five years with a minimum of twenty-five years of licensure.
(C) Brokers or salesmen taking more than the required number of hours during a two-year period may not carry forward any excess hours to another renewal period.
(D) A broker or salesman who fails to complete the continuing education requirements required by this section by the date of license renewal may renew by submitting applicable fees but must immediately be placed on inactive status and may not engage in the practice of real estate while on inactive status. The license may be reactivated upon proof of completion of required continuing education and payment of applicable fees.

ACI Rep: To get a real estate license in Nevada, you need to go through the 90 hour pre-licensing course. The way we do our program is by correspondence, so in other words it is home study. What we do is give you 3 things to get you through this program. First off we provide you with your text book. Second, we provide you with a study guide. The study guide is your workbook that will take you step by step through the program and it will provide you with a lot of supplemental questions which are the same types of questions that you will see when you take your licensing test, so it is a really good tool for when you are preparing for your test. Finally, we provide you with unlimited access to a live instructor. This way if you have any questions, you will have someone to turn to.
ACI Rep: As far as time goes, if you can do a chapter a day, you can get through this course in about 3 weeks. Otherwise we give you up to 6 months to complete.

All pre-license students are required to pass a final exam here before sitting for the state exam at SCREC (The South Carolina Real Estate Commission). Students who do not pass the final exam will be required to make arrangements to take a second exam and pass it before going to SCREC.
o The application fee to apply to take the state exam is $35.00. The SCREC charges $60.00 for state exam. The state exam is given by PSI Examination Services.
o Students will receive all necessary testing information once their application to take the state exam has been approved by the SCREC.
o Upon passing the state exam, and having paid for the license, SCREC will issue the license to your broker. Students are required to find their own broker/PIM and have the broker complete the application to receive your license. There is no requirement for a sponsorship, nor does a student need to have a company in mind.

How long after I pass the state exam, do I have to decide to hang my license?

What do I do once I complete the course?
Once a student has passed the class and received their certificate they will apply to take the state exam. The student will need to send the application (found in paperwork handed out by instructor) to apply to take the state exam, the original copies of the certificate of completion for the first seven classes, and a certified check or money to the SCREAB. Application must be notarized.
All pre-license students are required to pass a final exam here before sitting for the state exam at SCREAB (The South Carolina Real Estate Appraisal Board). Students who do not pass the final exam will be required to make arrangements to take a second exam and pass it before going to SCREAB.
o The application fee to apply to take the state exam is $35.00. The SCREC charges $75.00 for state exam. The state exam is given by PSI Examination Services.
o Students will receive all necessary testing information once their application to take the state exam has been approved by the SCREC.
o Upon passing the state exam, completing all necessary requirements and having paid for the license, SCREAB will issue the license to you. Students will have one year from passing the state exam to hang their license.

What is the requirement for a college degree for the certified residential and certified general classifications?
For the certified residential classification, you must have either an Associate’s degree or higher in any field of study, or in lieu of the required degree, you can take 21 semester credit hours in specific subject matter courses. For the certified general classification you must have either a bachelors degree or higher in any field of study, or in lieu of the required degree you can take 30 semester credit hours in specific subject matter courses.
How long after I complete the class and receive my certificate do I have to take the state exam?
If you have submitted the application to the take the state exam, you have one year to complete the exam. If you don’t submit the application to take the state exam, your certificate is good for five years.
How long after I take the course before I can take the state exam?
The state exam is given by appointment only. You can’t schedule an appointment until the SCREAB sends you the necessary paperwork. It takes about 2 weeks for the real estate commission to mail you the packet of information with the necessary paperwork to contact PSI to call and schedule an appointment to take the state exam.
What if I fail the Fortune or State exam?
Students will be given two tries to pass the class exam. If you are unable to pass the class exam after the second try, you are required to audit the entire class (you don’t have to pay again) before we will allow to take the exam again. If you are unable to pass the state exam any graduate of Fortune is welcome to sit through our classes at no charge.
What happens if I miss a class? Am I required to make it up?
You are required to make up any classes missed. The time allotted to make up a missed session is 6 months. The classes can be made up at any Fortune location across the state of SC. Please contact Fortune Academy directly to find out dates of make ups. You will be charged a $25.00 make up fee for each session missed.

I’d like information on your Appraisal continuing eduction course.
- The South Carolina Real Estate Appraisal Board (SCREAB) requires a person to complete 14 hours every year. In addition, the requirement that individuals must successfully complete the 7 hour National USPAP Update Course or its equivalent every two years. License will be renewed every 2 years. (See schedule for dates and times).
- We offer appraisal continuing education classes from April thru June every year (see calendar or schedule for dates and times http://www.fortuneacademy.com, click appraisal, then continuing education, and then whatever location you want to take the class in). Day classes meet from 8:30 am – 4:30 pm.
- Tuition for the class is $120.00 and the book is included in the price of the class.
- Tuition is due 1 week prior to class starting. Full payment is due at the time of registering. Registration can be processed online or by phone with a credit card or at the location with cash or check.

Do you offer job placement in any/all fields that you teach?
No. Fortune and /or all of Fortune’s affiliates are prohibited to offer job placement or assistance. - The Oklahoma Real Estate Commission (OREC) requires a person to complete a 90-hour pre-licensing class in order to sit for the state exam. Tuition for any of these classes is $495.00, and includes the course, book and materials used in class and a computer disk to help you prepare at home as well.

What else should I know about getting my license?
Effective January 1, 2008, the Oklahoma Real Estate Commission began requiring all persons seeking a new license to submit to a National Criminal History Check and fingerprinting. We encourage our students to complete the background check form and fingerprint cards as soon as possible. It can take up to 60 days for the background information to be returned to the commission, and the Oklahoma Real Estate Commission won’t issue a license until they have it. The cost for this is $41.00. Fingerprinting runs from no cost to $25.00, depending on where you have this done.
You’ll turn in your background check form and fingerprint card at the same time to the Oklahoma Real Estate Commission. Please note the Oklahoma Real Estate Commission will not accept background checks from any other organizations.

We have several different ways to help you meet your continuing education requirements.
Our most popular method is online at www.despainschool.com where we have (3) 21 Hour packages. Each contains the 4 core courses. Broker Relationships Act (BRA), Code of Ethics (PSC), Fair Housing (FHR) the HOT Topic (HOT) (Reduction of Risk) and elective courses.

1. If all 21hrs are not needed to complete their 21hr requirement, individual courses are also available online, through correspondence, or a combination of classroom and correspondence.

What does it take to become a broker in Oklahoma?
Those seeking to become a broker must be licensed and active for 2 years before taking the state exam, but can start the class whenever they are ready. There are exceptions for lawyers and other professionals using a point system.

Students taking the live classroom course are not required to take an exam.
This course is also approved for correspondence. Tuition is $199.00 and also includes the book and study guide. Correspondence students are required to take an exam at the end of the course. Tuition is due before the package is shipped.
